      <description><![CDATA[Recently I saw some statistics from another source that stated that the Real Estate market was down a small amount from last month, and down further from this time last year. Wow!...who cares? What if last month, or last year, were the best or the worst in history? When analyzing statistical evidence it is critical that you have goal posts to provide appropriate context. I would suggest a period of at least 25 years. In that case you will then be able to identify the highs and the lows of the cycles, as well as calculating the average. Now you can more appropriately conclude where the present time fits into the picture. This will help to temper down the "narrative" that self serving groups or indivduals may be portraying consciously or otherwise. "There is no Substitute for Experience!"]]></description>

<p>My life has been one of business and spiritual evolution, and this is no more evident than in my growth in my chosen industry, real estate. I have spent my whole business life in the retail business, assisting clients in making important decisions.</p>
<p>I worked initially as a salesman with Ingledew Shoes and later as a senior manager with the Swedish Jeweler, both located at Park Royal. These businesses were terrific for me as I was a natural salesman and a real hustler, and I loved the fast-paced challenges provided by these two commission-based industries.</p>
<p>Eventually, in 1983, I was encouraged to join the real estate industry, and I have never looked back. At the beginning, the market was very slow, but that didn&rsquo;t matter to me because I was new, enthusiastic, and determined.</p>
<p>I was very drawn to this business as I could sense that there was much less &ldquo;selling&rdquo; required and much more education, sensitivity, and patience required. Back then, and even more today, there is a real need for realtors to &ldquo;properly educate and advise&rdquo; their clients.</p>
<p>Soon after joining the industry, I hired an expert to assist me with my messaging. What would my clients most want from me in this business? After several meetings, we produced a branding message which is exactly what I stand for! We started with my &ldquo;Integrity&rdquo; being the most important quality I value. I also had a strong desire and commitment to educate and advise properly.</p>
<p>These two qualities have formed who I am as a person and a top-one percent realtor in my industry.</p>
<p>In 1989, I co-founded my own Real Estate company RE/MAX Masters in West Vancouver. I have since sold my shares, but I am still actively licenced there. Over the years, I have spoken to many realtors about the most essential qualities a realtor can provide to their clients.</p>
<p>I have shared that we are primarily financial advisors charged with protecting our clients&rsquo; investments. To that end, we must have people skills, sales and negotiating skills, but most importantly, product and statistical knowledge and the skill set to confidently deliver &ldquo;advice&rdquo; to the client, even if it is not what the client wants to hear.</p>
<p>Today, I am a proven Realtor&copy; with over 41 years of experience properly informing clients like you! I have received numerous awards for sales accomplishments from my company and the Vancouver Real Estate Board. However, I am most pleased that almost all my business has come from &ldquo;referral&rdquo; businesses over the years.       <description><![CDATA[Statistical information can be so misleading! Recently the Real Estate Board put out sales figures for the first quarter of this year. They suggested the following; sales were up over last year, and prices were marginally lower. However, the reality is that last year was the second fewest sales in 40 years...it would take nothing to defeat that lofty total! Prices were marginally lower. But you have to look deeper. The average price for March alone was <strong>$3.556m</strong>, down about 3%. However, If you take out the top 6 sales for the month, the average price was <strong>$2.860m</strong>. So what is it, a market drop of 3%, or a drop of 23%? I listed a home for<strong> $4.195m</strong> based on a recent sale for <strong>$4.600m</strong> which was <em>inferior</em> to ours. 5 months later, my home sold for <strong>$3.690m.</strong> Try and tell that client that the market has only dropped 3%!<br><br>It is imperative that you get properly informed and get "Sound Advice". This time in the market cycle requires a professional with knowledge. <p>Dear Client,</p>
<p>It has been a calm, mild winter generally in Greater Vancouver. The same can be said for our local Real Estate market. General client activity has been passive at best, and the mood of our market is unusually calm. There has not yet been a return to any form of anxiety or urgency with Buyers or Sellers, which of course is what drives our clients to take action. The theme from last year still has a grip on our market. Higher interest rates, taxation, and a particularly high cost of living, has brought our economy to a slow grind.</p>
<p>Detached Home Sales" for the first quarter of 2024 are marginally better than this time last year in both North &amp; West Van. However, they still sit at very low levels compared to "historical averages", down - 50% in North Van, and down - 52% in West Van. "Inventory" levels in North Van are still down at historically low levels. This fact combined with low sales levels is maintaining a fairly stable price structure in this community, especially under $2.5 mil. "Inventory" levels in West Van are back to historical norms so Sellers in West Van especially over $3.0 mil, are facing the prospects of not being able to achieve the price levels they may have achieved 18 months ago, as Buyers there now have much more choice.</p>
<p>The Strata market remains relatively stable, particularly in the more modest price ranges. There continues to be enough Buyers trying to move up in value, as well as those clients moving down in value from their detached homes.</p>
<p>Our market is in process of a price adjustment. This usually happens every 7-10 years or so. The previous adjustment was in 2008/09. This recent inflationary cycle has been longer than most in the past. Historically, when market prices rise, it rises from the bottom up. When the market corrects downward, it corrects from the top down. Recently there have been "proportionately" more sales over $4.0 mil on the North Shore. Many of these Sellers have had to deal with a substantial drop in their price expectations to achieve a sale. When there is a large drop in sales, the "top end properties" that sell, are the reason why the average prices may look stable, but in reality may have dropped, depending on your particular property. This factor can be very misleading to our clients!</p>
<p>Our market now is much more relaxed. Now is the time you can feel comfortable making a commitment to move! For 41 years now, I have been assisting clients like you make important moving decisions.
